Plan the timing and access first
Aim to organise cleaning after belongings have been moved and before the agreed handover. Leave enough room in your schedule for the provider to assess the job and for any separately arranged work. Confirm water, electricity and access will be available.
Tell the provider whether the home will be empty or furnished. Include parking restrictions, stairs, apartment access and how keys will be collected and returned. If other contractors are still working, discuss the order of visits so freshly cleaned areas are not disturbed.
Kitchen: be specific about appliances
List worktops, sink, cupboard fronts, accessible splashbacks and floors. If you want cupboard interiors cleaned, explain that they will be empty. Specify any oven, fridge or freezer work separately and ask whether the provider offers it.
Remove food and personal items in advance. Follow the appliance manufacturer’s instructions for any preparation needed; do not assume the cleaner will disconnect or move appliances. Ask about awkward gaps rather than promising access that is not available.
Bathrooms: agree surfaces and limitations
Include the basin, toilet, bath or shower, suitable tiles, mirrors and flooring in the discussion. Point out areas with visible build-up so the provider can estimate the effort and choose an appropriate approach.
Cleaning does not repair damaged sealant, worn finishes, faulty ventilation or leaks. If you spot a maintenance issue, keep it separate from the cleaning request and notify the relevant person responsible for the property.
Bedrooms, living spaces and final details
List accessible dusting, skirting boards, internal doors and floor cleaning. Ask separately about inside windows, blinds and carpet or upholstery treatment. These tasks may require extra time or specialist equipment.
Remove rubbish through the arrangements available to you rather than assuming disposal is included. Check cupboards, shelves and storage spaces for belongings before the appointment, and keep essential keys or documents somewhere clearly identified.
Confirm the job before the handover
Get the agreed tasks and exclusions in writing. Keep a record of the completed work and contact the provider promptly if something within the agreed scope needs attention. A cleaning visit is not a guarantee about any separate tenancy or deposit decision.
